PRESIDENT'S MESSAGE

Happy Early Spring to everyone!

I am wondering if there are any others out there, that were so excited for the warm weather, that they went ahead and began planting for spring? I did. It was too beautiful to pass up a day in the sunshine. I am happy to say, I didn’t lose the strawberries I planted (close call however, after two frosts) and now they are showing some new growth. I might be lucky for their survival!

I would like to thank and welcome a few new members to the board; Ratna Sheth and Mei Ninman (who have volunteered to do Arrangements), Akiko Tojo (who has volunteered to do Publicity), Beth Driscoll (who has volunteered to be Secretary for this coming year) and Eleanor Siverts-Akerman (who has volunteered to transition from Secretary to website chair for this coming year).

Thank you all for your GREAT work!

There are lots of opportunities for personal growth and we appreciate seeing member’s interest in supporting our Great Chapter. There is a current opening for President Elect. Please let myself or one of the board members know if you are interested.

Regional Events:

Northwest Regional Conference is coming up June 18-19 – Portland, WA. The Seattle Chapter is interested in getting a head count of those interested in taking the train down. The suggestion is getting a group together for the train and sharing a shuttle/taxi to the hotel from the train station (more information to follow). Please let me know if you are interested in taking the train, I will keep a log of people interested from the Bellevue Chapter and will work with the Seattle Chapter on arrangements.

APRIL SPEAKER HIGHLIGHTS

Rick Robertson, CMPS of Homestead Mortgage in Bellevue shared with us the historical trends and volatility of mortgage rates just over the last 4 years. The mortgage rates have been historically low mainly due to the Fed purchasing $1.25 Trillion in mortgage backed securities. Someone asked Rick, how much is $1.25 Trillion? Well, think about this….it would be a stack of $100 bills as high as 850 Miles high.

With that we can only think that rates will eventually go up as the Feds will be unloading these securities. So if rates are headed up, then what is the cost of waiting? Rick had analysis of how much you can borrow if rates changed by half a percent and what your monthly mortgage (P& I) would look like.

Rick talked about the “Carry Trade” and how some of the banks earned 24.75% return on their investment. The biggest risk to investors is the cost of borrowing money. When the Feds increase rates, the cushion for investors decrease.

Rick was a guest speaker at our dinner meeting two years ago April. We were delighted to have Rick back again and hope to have him again for future meetings. Thank you Rick for your time and energy in teaching us on drives mortgage rates up and down.
